The Little City franchise center's its Residential & Commercial development on a 21 Century theme for Elders, their kids, and their Grandchildren. Unlike many CCRC's our focus is on community and fun living, while providing the best of medical care and entertainment for our clients, share owners, and friends. Each site provides a Hotel, retail, commercial, medical, and entertainment within it boarders  connecting a urban Maglev with the Mass Transit version, so Mom & Dad and the family can all have fun with guaranteed security.

CCRC's create a medical facility where part of it is independent living, and part is assisted living while some is a skilled nursing home put in the room not in a hotel on a special floor made for its residents'. Many CCRCs offer a tiered approach to the aging process, accommodating residents’ changing needs. but do not have fun places for the family. Upon entering, healthy adults can reside independently in single-family homes, apartments or condominiums. When assistance with everyday activities becomes necessary, they are moved into assisted living or nursing care facilities. These communities give older adults the option to live in one location for the duration of their life, with much of their future care already figured out. This can provide a great level of comfort to both your parents and you and take much of the stress out of the caregiving relationship. 

However, in the Little City your cost are reduced as you are supported with Real Estate values for the Condominium, the LC's dividends form its profit and the REIT. Additionally, many benefits for your family are provided with comfort in payment and easy transportation within the facility for shopping, medical, and interaction with local community's children and adults. Furthermore, the entire facility is monitored for any crisis, within the Condo's or commercial properties providing a peace of mind for you and your parents. Especially if you let your children visit Mom or Dad, as digital bracelets for the children provide operations with the ability for constant monitoring of their location and well being on the premises, providing safety for the families and all their members.

What CCRCs Cost


The most expensive of all long-term-care options, CCRCs require a hefty entrance fee as well as monthly charges. Entrance fees can range from $100,000 to $1 million — an upfront sum to prepay for care as well as to provide the facility money to operate. Monthly charges can range from $3,000 to $5,000 but may increase as needs change. These fees are dependent on a variety of factors including the health of your loved one(s), the type of housing they choose, whether they rent or buy, the number of residents living in the facility and the type of service contract. Additional fees may be incurred for other options including housekeeping, meal service, transportation and social activities.

Little City franchise's focus on the commercial venue, providing the owners of the Condo's with value and comfort. While there are cost for medical care, a non-profit is attached to help where it can, and within the LC's operations for those who need jobs, medical, or those who need higher education. Many times, the cost can be adjusted to individuals wants and needs. We treat you like family and always want to be as considerate as possible. It's not our motto to just make profit, but to create   Synergy....One Team...Endless Results.

Types of Contracts


There are three basic types of contracts for CCRCs:

  • Life Care or Extended Contract: This is the most expensive option, but offers unlimited assisted living, medical treatment and skilled nursing care without additional charges.

  • Modified Contract: This contract offers a set of services provided for a set length of time. When that time is expired, other services can be obtained, but for higher monthly fees.

  • Fee-for-Service Contract: The initial enrollment fee may be lower, but assisted living and skilled nursing will be paid for at their market rates.

The Circulating Retirement Communities of the Little Cities are designed to accommodate all income levels, by connecting the Little Cities (LC's) via a Maglev distribution system within Jasper's Gateway. It connects 2 Inner Cities and/or about a 400-mile distance: thereby interacting with 20 to 40 Little Cities between those 2 locations via the US highways. The LC franchise is designed to go up and down based on surrounding populations, so that the same condo can be offered at a lower cost or higher cost depending on its location, not services. While the more rural locations are more affordable, the Maglev provides access to any of the Little City's locations and/or services that the franchise provides. Travel time to furthest location is only about 30 minutes. Special medical care and transit cars are available should anything happen needing immediate medical attention on the way to the Hospitals. Doctors and Specialist are on call; available within 10 minutes, usually. Much faster than your typical services at any major hospital or CCRC's.
